U-Haul Center of the 5th Ward
U-Haul Center of the 5th Ward, is located is at 1570 South 1st Street in Milwaukee, WI. Sustainable Building Solutions was hired by Amerco Real Estate and U-Haul Construction to serve as a LEED Consultant to establish goals, facilitate the collection of documentation, and make the submission to obtain USGBC LEED Certification. With the guidance and administrative leadership of SBS, the project achieved LEED-CI Silver for Commercial Interiors.
The project utilized an existing industrial warehouse built in the early 1930’s in an area that has garnered recent attention as it was included in the City of Milwaukee’s Near South Side Comprehensive Plan aiming to stimulate re-growth and mixed-use development. Over the years, this building previously housed sheet a metal and furnace shop, an auto repair garage, and a foundry casting storage facility.
Our project’s scope encompassed a 3,371 SF area used as a retail showroom. The space is located within an existing heavy steel frame structure enclosed by double wide brick walls and a wood roof. The primary goal for the team was to reuse and recycle as much material as feasible while also installing as many new sustainable design features as possible. These new elements included efficient lighting with day lighting controls and occupancy sensors, as well as a high efficiency HVAC system used in conjunction with a newly constructed thermal envelope to help reduce energy consumption. Similarly, water consumption was reduced by installing low flow fixtures.
