Gateway West Sustainable I

Sustainable Building Solutions served as the LEED Consultant for this 34,000 SF, LEED V2.2 NC Platinum (2010), LEED V3 EB: O+M Platinum (2012), and LEED V4 PLATINUM EB: O+M (2016) commercial Class A office building. The intent of the project was to maximize opportunities for cost-effective green design and construction strategies following LEED protocols. The project team effectively implemented sustainable design measures through an integrated design process that has led to best-in-class results for this award-winning facility.  SBS is honored to be a part of such an outstanding testament to the true value in sustainable building and culture.

Constructed between April and December of 2009, Gateway West Sustainable I, CBRE|ESI’s Smart Building Client Experience Center, is a model of building efficiency and smart building technology.   Today this LEED – NC Platinum and LEED-EB O+M Platinum Certified and Energy Star-rated commercial facility showcases high resource and energy efficiencies while also serving as an educational tool that aligns with the occupant’s desire to reduce the environmental impact of other facilities through the practical application of sustainable design measures.

To say that the project team scrupulously analyzed industry trends and available systems and technologies to arrive at Gateway West Sustainable I as it stands today, is an understatement. Everyone was committed to developing and refining an action plan that addressed and provided a sustainable site and energy modeling that would deliver a facility that maximizes potential efficiencies, incorporates high performance systems and equipment and monitors everything through the use of a state of the art building management system. Furthermore, the project stakeholders mandated that the materials and resources that would be used to construct the space and decorate its surfaces would be selected with immediate and long term sustainability in mind, always considering factors such as recycled content, low emissions, durability, and the proximity of raw and finished goods to the jobsite. In the end, Gateway West Sustainable I provides an innovative and pleasant working environment that allows occupants and visitors alike to see how sustainable design and construction efforts can return real and lasting social, fiscal, and environmental benefits.


Gateway West Sustainable I is one of only a few LEED Triple Platinum buildings in the world. It also is one of only six LEED EB O+M V4 Platinum buildings in the world. Gateway West Sustainable I, with its Triple LEED Platinum status and Energy Star score of 99, is arguably not only the most sustainably decorated building in Wisconsin, but the world.
